About

Welcome to Ballavolley Cottages.

Originally an old Manx Tholtan, our cottages have been fully restored and tastefully renovated, reclaiming many materials used in the original building, retaining the old, deep cottage walls and window sills as nod to its past. The interiors have been dressed in a country-luxe aesthetic to provide stylishly cosy and luxurious holiday accommodation. Premium fittings and furnishings have been chosen throughout for your comfort and enjoyment.

We have two self-catering cottages to choose from, or the property can be booked as one unit which sleeps up to 6 guests. If you wish to book as a group, the patio can be opened up by prior request so you can socialise together.

Bumblebee Cottage (Sleeps up to 4 Guests)

This cottage has two super-king bedrooms, one of which can be set up as a twin by prior request. Dressed with sumptuous, boutique-hotel quality bed linens and luxurious velvet throws, our bedrooms are designed with relaxation in mind. Both bedrooms have French doors which lead onto a private patio area, equipped with your own hot tub and outdoor seating. A perfect viewing point over the garden and open countryside, where you can watch the wildlife from, or sink into the spa of an evening and indulge in some serious stargazing!

The living room comprises of a button-back sofa, two occasional chairs and a real-flame effect log burner. A shaker style kitchen comes equipped with all the utilities you could need (washer/dryer, dishwasher, microwave, electric hob, oven, fridge with freezer compartment). On arrival a varied selection of beverages, including teas, coffee and hot chocolate will be available. Biscuits are included too!

Your spa-style bathroom is a luxurious wet room with a waterfall shower, underfloor heating and soft, sumptuous towels. Complimentary, eco-friendly toiletries are included as standard.

Dragonfly Cottage (Sleeps up to 2 Guests)

This cottage has one luxury super-king bedroom, styled with rustic wooden furniture which perfectly complements the aged ceiling beams. French doors lead onto your private patio area where you'll find your hot tub, picnic table and rattan furniture.

The interior of this cottage mirrors that of Bumblebee, albeit with some differing artwork.

Surrounding Area

Our cottages are situated within a 30-acre small holding, in a countryside setting. The property offers views of the garden, a natural dub/pond, woodland area, fields and hay meadows. A peaceful location and only a short distance to many of the Island's attractions such as the Curragh's Wildlife Park, Ballaugh Beach, glens and nature reserves. We are on the TT course and have accessible vantage points close to the action at Ballacrye, or the famous Ballaugh Bridge landmark.

  • Pets accepted - One small, house trained dog per cottage accepted - dogs must be kept on a lead at all times and supervised within the patio area. There is a large amount of wildlife in the surrounding garden and fields (ducks, hares, domestic cats, a pet swan and wallabies), and so it is essential dogs are overseen at all times during their stay. Please note, dogs are not permitted on any soft furnishings or beds. Please provide your own dog beds, bowls and blankets.

  • Farm - Ballavolley Holiday Cottages are located within 30 acres of fields and garden. The area is run as a small-holding with sheep grazing the fields at certain times of year. The hay meadows are cut and baled usually late July.
  • In countryside - Ballavolley Cottages are situated within the Ballaugh Curragh, a designated Area of Special Scientific Interest (ASSI). We are a 5 minute walk from the Curraghs Wildlife Park, which is home to more than 60 species of animals and birds.

Road Directions

We are nestled away in the Ballaugh Curragh so you'll need to know how to find us!

Situated halfway between Ramsey and Kirk Michael, we are located in Ballaugh, which is in the North of the Isle of Man. We are approximately a 5-10 minute walk from The Curraghs Wildlife Park, the Island's largest wildlife conservation attraction.

Disembark from the ferry and take Loch Promenade to Victoria Road, in 4 min (1.4 km) head west in 130 metres at the roundabout, continue straight onto Peveril Square (Kerrin Peveril), then in 76 metres at the roundabout, take the 1st exit onto Loch Promenade then in 700 metres turn left onto Harris Promenade, after 260 metres turn left onto Broadway. After 250 metres turn right onto Victoria Road, go over 1 roundabout and in 3 min (1.7 km) take A18 and A14 to Ballacrye Rd in Ballaugh, after 23 min (21.9 km) at the roundabout, take the 3rd exit onto A2, in 110 metres at the roundabout, take the 2nd exit, in 1.0 km at the roundabout, take the 1st exit onto A18. After 9.2 km turn left onto A14, then in 9.7 km turn left onto Main Rd/A3, after 1.9 km turn right onto Ballacrye Rd.

Leave the airport and head north-west, in 130 metres at the roundabout, take the 2nd exit onto A5, in 750 metres at the roundabout, take the 1st exit and stay on A5. Go through 1 roundabout and in 450 metres at the roundabout, take the 1st exit onto A7 in 1.1 km turn right onto A3, after 29.1 km then turn left onto Ballacrye Road.

Continue down the Ballacrye Road and you will see two stone entrance pillars with stags on top - turn right here and follow the green track whereupon you will come to the cottages.

Public Transport Directions
