About

SHORT BREAKS of 3 or 4 nights available all year round (excluding TT & Christmas) + check in on any day of the week. Weekly rates for 7 nights or more. Experience a real ‘home from home’ feeling in these 3 delightful 4* contemporary farmstay cottages set in extensive grounds and gardens all on the same quiet (and clean!) working farm. Free fibre WiFi and very well equipped & supplied.  Concrete access drive with ample parking, some undercover. See our Facebook page and Trip Advisor reviews. Separate Accessibility Statement available for all 3 cottages. Owner lives on site. 

HARVEST COTTAGE:

Sleeps 4; Two storey, two bedrooms; one Double + one Twin with freefibre WiFi. The open plan ground floor includes generous kitchen, dining and sitting areas. This cottage has private garden space with access from patio doors off the sitting area, in addition to access to  extensive gardens with summerhouse. Generously equipped. Parking outside the cottage or undercover. Adjacent to Lavender Cottage. Children 5yrs and over welcome. No pets accepted. NO SMOKING PERMITTED. 

LAVENDER COTTAGE:

Sleeps 4; Two storey, two bedrooms; one Superking Double (or twin) + one Twin with free fibre WiFi. The open plan ground floor includes generous kitchen, dining and sitting areas. This cottage has open garden space in front and enjoys access to extensive gardens with summerhouse. Generously equipped.  Parking outside the cottage or undercover. Adjacent to Harvest Cottage. Children 5yrs and over welcome. No pets accepted. NO SMOKING PERMITTED. 

SUNSET VIEW COTTAGE:

Sleeps 5. Single storey, 3 bed farmstay cottage with Gold Award, National Accessible Scheme M1 rating & free fibre WiFi. Fabulous views over open farmland towards the hills. 1 SK Double or twin with en suite and 1 Double, both with patio doors onto the garden. Also 1 Single plus family bathroom with bath & shower. Very spacious with private, enclosed garden area and parking for 2/3 cars. An Assistance dog welcome (no pets). Access to extensive gardens with summerhouse. Children 5yrs and over welcome. NO SMOKING PERMITTED. 

Covid 19 Information: We have accreditation under the SAFE, CLEAN & LEGAL COVID-19 scheme, assessed by our grading inspectors.  So you can be sure that we maintain very high standards of cleanliness, including the use of steam cleaning and 'fogging' to sanitise each property between bookings. Accessibility

  • Disabled Accessibility - Sunset View Cottage is graded as M1 under the National Accessibility Scheme. Although is is not graded for wheelchair use (because there is no room for a wheelchair turning circle in the bathroom) it is often occupied by part time wheelchair users. Accessibility Statements for all three cottages are available to view on www.manxfarmcottages.com We welcome any enquiries about the facilities - please contact us if you require more detailed information. We will strive to accommodate any specific requirements if we can reasonably do so.

Children & Infants

  • Accept children (Minimum age) - We have a large un-fenced pond close to our cottages so for this reason only welcome children of 5yrs and over.

Leisure Facilities

  • Cycle hire - This can be arranged in advance or on arrival, via OUTDOORS of Ramsey, who will deliver bikes to Ballacamaish Farm. Just ask for details.
  • Fishing - There is excellent sea fishing available off the many beaches nearby, from The Lhen up to the Point of Ayre. Ballacamaish Farm Cottages are ideally situated for visiting sea anglers, being only 1-7m away. The tope and bass fishing are particularly good along this stretch of the north west coastline.

Parking & Transport

  • Car parking - Extensive parking areas are available, directly outside each cottage. Some of the spaces are undercover with security lighting so ideal for bikes/motorcycles. Our lane is concrete so a very good surface to drive on. We are also well off the road so very secure.
  • Electric Bike Charging Point
  • On site parking - Extensive parking areas are available, directly outside each cottage. Some of the spaces are undercover with security lighting so ideal for bikes/motorcycles. Our lane is concrete so a very good surface to drive on. We are also well off the road so very secure. ELECTRIC VEHICLES. The charging of electric vehicles on Ballacamaish Farm premises is expressly forbidden. We provide full information about local charging points on the Island. Guests with EVs should note that we are not insured for the charging of EVs and have no suitable/safe charging point.

Payment Methods

  • Accepts major credit and debit cards - Guests can use cards via PayPal, without having to have their own PayPal account. We can arrange for PayPal to send you a Money Request direct, which will give you a link to follow to enable you to give your card details.
  • BACS accepted - Once a booking has been made, either online or by 'phone/e-mail we issue a Booking Notice which includes all the information that is required for a bank transfer.
  • Daily rates available - All rates are per night with minimum stay of only 4 nights, all year round. Our daily/nightly rate enables visitors to book for any number of nights easily and online. Weekly, discounted rates are available for bookings of 7 nights or more.
  • Major credit cards accepted
  • Midweek breaks - Minimum stay is only 4 nights, all year round. Our daily/nightly rate enables visitors to book for any number of nights easily and online.

Provider Features

  • Farm - Ballacamaish Farm Cottages are situated on a quiet and clean working farm. All the cottages are accessed by a concrete lane and are well off the road, surrounded by our own fields, large pond and woodland. The working areas of the farm, including barns & fields must not be entered without permission. We have a large, unfenced pond within the grounds, so children under 12 must be supervised at all times.
  • In countryside - Ballacamaish Farm Cottages are situated in the lovely rural area in the north of the Island. Several beaches are within easy walking (Lhen beach 1m) and driving distance (Smeale & Blue Point beaches 3-5m). Ramsey (6m away) is the nearlest town. Douglas is 21m and the airport 25m. Bus service in the North is 'on demand' and needs to be pre booked so we recommend that you have your own transport.

Target Markets

  • Marketed to any other specialist market - We offer Short Breaks of 4 nights all year round. Guests can also start their stay on any day of the week, subject only to availablility. We regularly have groups of fishermen to stay because we are very close to the north west coast, running up to the Point of Ayre. We offer a separate freezer + out-building for storage of any bait and kit.
  • Special provisions for cyclists - Ballacamaish Farm Cottages are accredited under the CYCLISTS WELCOME scheme. We have plenty of undercover storage, some of which is lockable if required.
  • Special provisions for walkers - Ballacamaish Farm Cottages are accredited under the WALKERS WELCOME scheme. Maps and information for walkers is available in each of our cottages.
