We cannot recommend how much to charge your visitors but we can provide you with a few things to consider when setting your pricing. This is your business and a balanced approach should be adopted to ensure fair pricing for visitors, competitiveness and viability. You may wish to have a look at what your competitors are charging. To identify your competitors you could look for similar properties in the same location as your business.
Gone are the days when visitors would holiday Saturday to Saturday. The modern day visitor looks for shorter breaks between 2 and 5 days, flexibility and value for money.
Further things to consider: Are you going to set a minimum night stay? What will your nightly rate be? Will you also set a weekly rate? Are you going to have seasonal pricing? Will you advertise special offers when the business is quiet?
If you are unsure about what type of visitor accommodation to offer, the Visit Isle of Man team would be delighted to meet with you to discuss your ideas. You may find initial inspiration from ‘The Hotel Futures Study’ and ‘The Non-Serviced Accommodation Futures Study’. These studies highlight the style of accommodation that Island is lacking and development opportunities. Please contact the team to request a copy.
A Non-Serviced Accommodation Policy has recently been approved to support the expansion of non-serviced accommodation in the Island.
Please get in touch with the Business Development team who will be happy to arrange a meeting to discuss your opportunities. The team can be contacted on +44 (0) 1624 695700 or tourismquality@gov.im
Even if your site will only be open for the TT period, you are required to follow the campsite registration process.

Once you are registered with Visit Isle of Man you are able to advertise your visitor accommodation on any platform. Be this printed, online or on social media.
You will also be provided with a profile to advertise your property on visitisleofman.com, you have full control of this profile and are also able to link in online booking (from a selection of providers) and social media accounts.
We always recommend that properties advertise transparently to ensure visitor expectations are met. For example, if you are a 4 Star Guest House, this is different to a 4 Star Hotel so you must advertise as a Guest House.
Yes, the registration is an annual registration.
